Residential Valuations and Sales
Our first step will be to visit you in your home and allowing us to give you a market appraisal which will include suggested asking and possible sale price, our fees as well as any hints and tips concerning preparing your home ready for marketing and viewings. This we confirm in writing for you.
We then prepare your sales brochure which will include full colour photography and if needed floor plans. We will also match your home to applicants who we have registered on our extensive mailing list and be able to tell you in our letter how many of these could be interested in your home.
Your home will then be placed almost immediately on our website and onto RIGHTMOVE, the country’s largest property portal.
All viewings will be accompanied by a member of our TEAM and we always endeavour to give you feedback within a day or so of the viewing having taken place.
Residential Lettings and Management
Already managing more than 230 houses we know from experience that becoming a landlord is most definitely not something you should jump into feet first. There is much more than first meets the eye and without professional help and guidance, many landlords can very quickly find they will be unable to keep on top of things.
Here at Nicholas Michael the areas we can help with are where to buy, what are the best rental areas, what type of house will be the best investment and will rent easily and will give the maximum return with the least amount of expenditure on repairs etc.
You will also need to consider specialist Landlord Insurance which will include buildings and if necessary contents insurance. We can also help with guaranteeing your rent is paid each month as well as protect you against the need for lengthy and expensive legal fees.
Finally you need to know the “legal stuff”, i.e. what tenancy agreements can be used, notice periods to end a tenancy, do I need an inventory and schedule of condition etc etc. In short, please ask us along to your home or pop in and see us so that all of the above and maybe more that we have not mentioned here, can be discussed in more detail.
The law now requires ALL landlords and agents register and agents and self-managing landlords obtain a licence with “Rent Smart Wales” This law applies to all landlords and agents of private residential property in Wales.
